Not all Orange County markets are moving at the same pace in 2026. Some cities are seeing bidding wars on well-priced homes within 48 hours. Others have softened slightly as buyers become more selective. If you’re thinking about selling, here’s where the market is strongest — and what’s driving it.

1. Irvine — Consistently the Strongest OC Market

Irvine remains the benchmark for OC real estate demand. Top-ranked schools, master-planned neighborhoods, and a massive tech employer base keep buyer demand high year-round. Inventory is chronically low relative to demand. Sellers in Irvine’s Woodbridge, Northwood, and Portola Springs neighborhoods are routinely seeing list-to-sale ratios above asking price.

2. Newport Beach & Corona Del Mar — Luxury Holds Firm

The luxury end of the Newport Beach and Corona Del Mar markets has shown surprising strength. Cash buyers, 1031 exchange investors, and downsizing empty-nesters are all active. Oceanview properties and those within walking distance of the beach continue to command premium pricing with minimal days on market.

3. Yorba Linda — Family Move-Up Market Is Hot

Yorba Linda’s combination of larger lots, excellent schools, and relative affordability compared to coastal OC makes it a perennial buyer target. Move-up buyers priced out of Irvine are landing here, and that demand is keeping values elevated. Well-maintained 4+ bedroom homes are moving fast.

4. Mission Viejo & Laguna Hills — South OC Value Play

South Orange County continues to attract buyers seeking more space per dollar than North OC or coastal cities. Mission Viejo’s lake community amenities and Laguna Hills’ central location make both cities strong seller markets. HOA-maintained communities are especially appealing to buyers relocating from out of state.

5. Anaheim Hills — Views + Value

View homes in Anaheim Hills are attracting serious buyers who want the OC lifestyle without the coastal price tag. Hillside properties with canyon or city light views are among the fastest-moving listings in this submarket. If you own a view home here, 2026 is a strong year to sell.
